How do your fees differ from a traditional real estate brokerage?
A standard broker’s commission is paid by the seller & increase as the purchase price rises, creating an inherent conflict interest. Our fee is buy-side only. We operate on a performance-based success fee. Aligned with driving your purchase price down.

How do you access Off-Market/Shadow Market properties?
High-value assets are often held by individuals who value privacy above all else. These properties never reach public portals. We source these opportunities through a private network of family offices, estate lawyers & boutique developers. As a High-End Investment Facilitator, we gain entry into these circles because we bring vetted, high-intent buyers, allowing for a discreet transaction for both parties.

How do you protect my privacy & identity during a search?
We act as your Professional Nominee. All initial enquiries, site inspections & preliminary negotiations are conducted under our firm’s name. You identity is only disclosed at the final, legal necessary stage & always under a strict Non-Disclosure Agreement (NDA).

Are you willing to advise against a purchase?
Yes. In fact our most valuable service is often the “Deal-Kill.” Unlike a broker who is only paid when a deal closes, our reputation is built on the premise of ethics & long-term performance of your portfolio. If our due diligence reveals structural, legal or financial red flags that cannot be mitigated, we explicitly advise you to walk away.

Do you coordinate with my existing legal & tax advisors?
Absolutely. We do not work in isolation. We function as a project manager on the ground, syncing every step of the acquisition with you existing Family Office, tax consultants & legal counsel. This ensures that the purchase is compliant with your global tax structure & long-term estate planning.

Yes, but it requires specialized handling. A foreign trust must be registered with the Master’s of the High Court to obtain Letter of Authority before signing a sale agreement.

What is the typical timeline for an acquisition?
A strategic acquisition is not a “quick close” process. Depending on the complexity of your requirements & the depth of your due diligence required, a typical search & acquisition cycle ranges from 3 to 9 months. We prioritize the quality of the asset & the security over the speed of the transaction.

I have a Buyer’s Agent that represents me during property acquisitions, what is the difference between an Exclusive Investment Facilitator and a Buyer’s Agent?

Buyer’s Agents still operate within the conventional real estate brokerage model. They too are incentivised/paid by the same seller’s commission-sharing pools, are regulated by the same property agency acts and function as transactional brokers rather than absolute wealth fiduciaries.

Whereas an Exclusive Investment Facilitation company operates completely outside the real estate agency framework, functioning as an independent Investment Facilitation desk on a strict fee-for-service mandate, is not licensed to sell property and does not participate in real estate brokerage sharing pools. This maintains an uncompromised fiduciary boundary.

We are a Sharia conscious Family Office. How do you facilitate the acquisition transaction to align with our strict Sharia compliance needs?

This is exactly what we specialize in! Many faith conscious Muslim investors often mistake a Buyer’s Agent for a safe choice to solve their ethical concerns, not realizing that a Buyer’s Agent still operate within the conventional real estate brokerage framework and are legally compensated by sharing the seller’s commission (ju’ala anomalies). This introduces deep structural conflicts and contractual ambiguity (gharar).

Not only do we integrate Islamic financial principles directly into our corporate structure and throughout our five-phase acquisition workflow, but we accept zero cross-agency commission splits. Hence, Sharia-compliant investors can now completely eliminate conflicts of interest (gharar) from their acquisition, keeping their transaction entirely pure.
